After one adjustment to $312,000, it went under contract on day 44 and closed April 30, 2026 at $315,000, above the $312,000 asking price.

This home was listed twice before it came to me. The first listing started at $439,000, took six price cuts and expired after 188 days. The second started at $319,900, was cut to $260,000, went under contract three times without closing, and was canceled after 114 days. I relisted it on October 10, 2025 at $249,900, priced to the sold comparables instead of to the last list price. It was under contract two days later. When that first buyer fell through, one adjustment to $239,900 had it back under contract within four days, and it closed December 26, 2025 at the full $239,900 asking price, with 6 total days on market.
